Go4FSBO is operated by CREAM REAL ESTATE, a Florida licensed real estate brokerage (Broker of Record — License CQ1071564). Services and materials offered via this website are purely informational.

Flat-Fee MLS; Third-Party Platforms

Where offered, flat-fee MLS entry and related services are subject to the rules of the applicable Florida Multiple Listing Service(s) and to third-party platform policies (e.g., Realtor.com®, Zillow®). Display, timing, ranking, and data accuracy on third-party sites are not guaranteed and may change without notice. MLS fields, character limits, image counts, and syndication scope are controlled by those third parties—not by Go4FSBO/CREAM REAL ESTATE.

Compensation/Commissions

Any offer of compensation to cooperating licensees (buyer's agents) is optional, set solely by the seller, and negotiable. No law requires a specific percentage or amount, and nothing herein shall be construed as recommending or fixing compensation. If offered, compensation (and other closing charges) are typically collected and disbursed by the title/escrow company at closing in accordance with the settlement statement. Go4FSBO/CREAM REAL ESTATE complies with RESPA and does not pay or receive prohibited referral fees.

Equal Housing; Fair Housing Compliance

Go4FSBO/CREAM REAL ESTATE is an Equal Housing Opportunity broker. All marketing must be property- and terms-focused and comply with applicable federal, state, and local Fair Housing laws. Seller-provided copy and images are subject to review; content that violates law or MLS rules may be edited or declined.

Wire-Fraud Warning; Security

Real estate transactions are frequent targets of wire fraud. Never rely on wiring instructions delivered by email, text, or messaging apps. Always verify routing instructions by calling the title/escrow company at a publicly listed phone number you obtain independently. Go4FSBO/CREAM REAL ESTATE disclaims all liability for funds misdirected due to fraud, spoofing, or client failure to verify by phone. Electronic communications are subject to delay, interception, and error; you assume the risks of internet transmission.

Remote Closings (RON/Mail-Away)

Remote Online Notarization (RON) and "mail-away" options may be available; acceptance varies by lender/investor, title/escrow, and county recorder. Not all transaction documents are eligible for e-signature or e-recording. Timing and recording are subject to third-party control and are not guaranteed.

Condo/HOA Matters

Association applications/approvals, estoppel letters, move-in/out procedures, fees, special assessments, and rules are set by the applicable condominium or homeowners association and/or their management. Those timelines and decisions are outside the control of Go4FSBO/CREAM REAL ESTATE.

Tenant-Occupied Properties

When selling occupied property, owners must comply with Florida statutes, local ordinances, lease terms, and Fair Housing laws. "Self-help" remedies are prohibited. You are responsible for providing timely notices and lawful access for showings, inspections, and appraisals.

FIRPTA; Tax Withholding

If a seller is a foreign person for U.S. tax purposes, the transaction may be subject to withholding under FIRPTA. Withholding, exemptions, and reduced rates are tax matters outside our services. Consult a qualified tax professional.

No Guarantee of Outcome

Go4FSBO/CREAM REAL ESTATE does not guarantee any particular outcome, including but not limited to number of showings, time on market, sale price, appraisal value, insurance eligibility, financing approval, or closing date. Market conditions and third-party performance are beyond our control.

Client Responsibilities

Seller remains responsible for (i) truth and accuracy of property information and disclosures; (ii) timely delivery of required documents; (iii) compliance with all applicable laws, MLS/association rules, and contractual deadlines; and (iv) maintaining show-ready access and safety. Seller understands that photography, copywriting, pricing, and availability materially affect results.

Intellectual Property; VAULT Content

All site and VAULT content is the copyrighted property of Go4FSBO/CREAM REAL ESTATE or its licensors and is provided as-is for personal, non-commercial use in your own transaction. Reproduction, distribution, public posting, or resale of materials without prior written permission is prohibited.

Privacy; Communications; E-Sign

Use of this site constitutes consent to our Privacy Policy and Terms of Use, including consent to receive transactional and service communications by email, SMS, or phone. Indemnification

You agree to defend, indemnify, and hold harmless Go4FSBO/CREAM REAL ESTATE and its affiliates, officers, directors, brokers, agents, and employees from and against any and all claims, damages, losses, liabilities, costs, and expenses (including reasonable attorneys' fees) arising out of or related to (i) your use of the site, VAULT materials, or services; (ii) your breach of law, MLS/association rules, or contract; (iii) inaccuracies or omissions in property information or disclosures you provide; or (iv) your failure to follow wire-fraud precautions.

Third-Party Services

Certain features may integrate with third-party platforms (e.g., payment processors, marketing tools, RON providers). Those services are provided by independent third parties, not by Go4FSBO/CREAM REAL ESTATE, and are governed by their own terms and privacy policies.

Governing Law; Venue

These notices and any dispute arising from your use of the site or services shall be governed by Florida law, without regard to conflict-of-laws principles. Exclusive venue lies in the state courts of Broward County, Florida or the U.S. District Court for the Southern District of Florida, as applicable.

Severability; Updates
